At Randof Real Estate, we continue to move forward with our commitment to business diversification. This week, we finalized the acquisition of the former XIC International School building in Portitxol, Jávea—an iconic property that we will transform into a boutique hotel with up to 25 rooms, located near some of Jávea’s most beautiful coves, such as Les Caletes, Cala del Francés, Cala Sardinera, and Portitxol.

This building, which was originally known as Hotel Bahía Vista Jávea, is now returning to its initial function as a hotel, but completely renovated. With this transaction, our brand continues its growth strategy, focused on increasing business volume through firm commitment to diversification.

Just six months ago, we began construction on a building with 20 tourist apartments in the heart of Dénia’s port. Today, we take a new step: the opening of our first hotel.

We haven’t chosen just any location. We want this project to be special, which is why we’ve chosen a privileged setting in Jávea, surrounded by nature, the sea, and local tradition. This new hotel, developed under Ferrando Exclusive Residential S.L., reflects the spirit of Randof: recovering heritage, transforming it with thoughtful architecture, and offering unique experiences.

As our CEO, Ximo Ferrando, explains:
“We’ve spent years in the real estate business, buying and selling both resale and new construction properties, and today we are one of the leading agencies in the sector. But we’re not stopping there. We’ve developed other lines of business in real estate, such as annual and tourist rentals in exclusive buildings. Soon we will open the first block of tourist apartments in the port of Dénia, designed for families—especially international ones—but accessible to all.

Now, with this hotel in Jávea, we want to go one step further. Opening our first hotel in such a high-demand destination, where we already have many clients, is an exciting challenge. We are confident they will enjoy this new offering and become our best ambassadors to help us promote it internationally.”

We currently operate street-level offices in Dénia, Moraira-Teulada, and Jávea, and we were recently awarded Best Luxury Real Estate Agency of 2025 in the North Costa Blanca.

As for the project, the building will be completely remodeled inside while preserving its original structure and spirit. Though it served as a school in recent years, it was for many years a hotel and restaurant, which now allows us to restore it to that use. We’re committed to a Mediterranean-style renovation that recovers its essence and turns it into a unique space.

These kinds of projects are especially inspiring for us. Giving buildings a second life is part of our philosophy. We believe this is how to create sustainable projects, protect the environment, and boost the local economy by working with local companies and professionals.

We know this operation hasn’t been simple. Several companies were interested, especially international investors. But we are proud to have been the ones to close the deal and to develop a project with identity and vision.
